The individual making the reservation must be legally authorized to enter into the reservation agreement and is responsible for the reservation, payment obligations, and compliance with applicable property rules by all guests and visitors associated with the reservation.

A reservation is not considered confirmed until the required booking process has been completed and confirmation has been issued.

Additional terms, restrictions, minimum-night requirements, deposits, fees, or property-specific conditions may be presented during the booking process. Those terms become part of your reservation agreement.

Rates, Fees and Payments

Rates, taxes, cleaning fees, deposits, pet fees, service charges, and other applicable fees will be disclosed during the booking process when applicable.

The property may contain natural terrain, bodies of water, wildlife, farm animals, outdoor amenities, stairs, elevated areas, fire features, pools, hot tubs, and other features requiring appropriate supervision and caution.

Parents and guardians are responsible for supervising minors in their care.

Pets and Animals

Pet policies may vary by accommodation.

Guests bringing an approved pet must comply with the pet rules provided with their reservation and are responsible for their pet's behavior, supervision, waste, and any damage caused by the animal.

Unauthorized animals may result in additional charges or other action permitted under the applicable reservation agreement.

Nothing in this section is intended to limit rights regarding service animals under applicable law.

Farm, Wildlife and Natural Environment

Bird Haus Farms is located in a natural Texas Hill Country environment. Guests may encounter wildlife, insects, livestock, uneven terrain, rocks, vegetation, changing weather conditions, and other conditions associated with rural and outdoor environments.

Guests should exercise reasonable care while exploring the property and should not approach, feed, disturb, or attempt to handle wildlife or farm animals unless specifically permitted.

Outdoor conditions can change due to weather, seasons, maintenance, and natural causes.

Pools, Hot Tubs, Water and Outdoor Amenities

Certain accommodations or areas may provide access to pools, hot tubs, ponds, river access, fire pits, grills, recreational equipment, or other outdoor amenities.

Guests use these amenities at their own risk and are responsible for following posted rules and instructions.

Children and individuals who require assistance around water must be appropriately supervised.

Glass, unsafe behavior, tampering with equipment, and other prohibited activities may be restricted around water features and recreational amenities.

Availability of outdoor amenities may occasionally be affected by weather, maintenance, water conditions, safety concerns, governmental restrictions, or circumstances outside our reasonable control.

Property Damage and Excessive Cleaning

Guests may be responsible for damage to accommodations, furnishings, equipment, amenities, landscaping, or other property caused by the guest, members of their party, visitors, or pets.

Guests may also be responsible for extraordinary cleaning, missing property, unauthorized smoking, unauthorized pets, or other costs resulting from a violation of applicable property rules.

Where permitted by the reservation agreement and applicable law, Bird Haus Farms may charge the payment method associated with the reservation or seek reimbursement for such costs.

Personal Property

Guests are responsible for securing their personal belongings.

Bird Haus Farms is not responsible for lost, stolen, forgotten, or damaged personal property except to the extent responsibility cannot legally be excluded.

Guests should contact us promptly regarding items believed to have been left behind. Shipping, handling, or other costs associated with returning lost property may be the guest's responsibility.

Maintenance and Access

We work to keep our accommodations and amenities in good operating condition. However, occasional maintenance issues can occur.

Guests should report problems as soon as reasonably possible so we have an opportunity to address them.

Bird Haus Farms or authorized personnel may enter an accommodation when reasonably necessary to address emergencies, safety concerns, maintenance, repairs, suspected property damage, or other legitimate operational needs, subject to applicable law.

Weather and Events Beyond Our Control

Bird Haus Farms is not responsible for interruptions or changes caused by circumstances outside our reasonable control, including severe weather, flooding, drought, fire, utility interruptions, internet outages, governmental actions, road conditions, natural disasters, or other unforeseen events.

Refunds or reservation modifications resulting from such circumstances will be handled according to the cancellation policy, booking terms, applicable law, and any travel protection purchased by the guest.

Third-Party Booking Platforms and Services

When you use a third-party platform, your transaction may also be governed by that platform's terms, privacy policy, payment procedures, cancellation policies, and other rules.
